A Guide to the Top Villa Communities in Sharjah

Moving from an apartment to a villa is one of the biggest housing decisions a family makes in the UAE. You get a private garden where your children can play safely, a maid’s room, a separate majlis for guests, and a parking space right outside your door step. In Sharjah, you get that extra space at prices hard to match in Dubai. The choice of villa communities in Sharjah is much wider today than it was a decade ago, largely because of changes to who can own property here. For years, ownership was mostly limited to UAE and GCC nationals. In 2014, the emirate allowed non-Arabs with UAE residency to buy in designated areas on a 100-year leasehold, and in 2018 it opened purchases to all nationalities without the need for a residency visa. Later reforms granted freehold rights with inheritance in real estate development areas and projects.

These changes attracted investors and major developers, expanding the range of modern villa communities in Sharjah. Today, homebuyers can explore villas in Sharjah for sale across different communities, comparing property types, prices and locations to find a home that suits their needs.

Large master-planned communities followed. By 2017, Al Zahia, a AED 5 billion development by Majid Al Futtaim and Sharjah Holding, and Tilal City, planned for up to 65,000 residents, were already at an advanced stage. That same year, Arada launched Aljada, Sharjah’s largest mixed-use project, and handed over its first homes at the beginning of 2021, the same year City Centre Al Zahia opened. Before these projects, villa living in Sharjah largely meant standalone homes in older neighbourhoods. Now you can also rent a villa inside a gated community with pools, parks, schools and a major mall close by.

Renting has also become more secure. In September 2024, Law No. 5 of 2024 replaced Law No. 2 of 2007 as Sharjah’s tenancy law, and your landlord now cannot raise the rent during the first three years of your tenancy unless you agree to it.

Demand, however, keeps climbing. Nearly 290,000 residential rental contracts were registered in 2025, up from 278,000 in 2024, driven by population growth and residents moving from Dubai for more affordable housing.

Villas remain harder to find in Sharjah. Apartments accounted for more than 80% of the 2,600 homes delivered in 2025, while only 9,900 of the approximately 33,700 homes expected by 2030 are villas and townhouses. With demand for villas in popular communities, families can explore villas in Sharjah for rent to compare annual rents, property sizes and locations before arranging viewings.

What to Look for in a Sharjah Villa Community

Before you compare communities, decide three things. First, your commute: communities near Sheikh Mohammed Bin Zayed Road (E311) are quicker for Dubai commuters, while inland areas near Emirates Road (E611) suit families who work across Sharjah and the Northern Emirates.

Second, your budget for rent or purchase. Third, whether you want a gated, master-planned community with shared pools and parks, or a standalone villa in an established neighbourhood with more privacy and a larger plot. Below are some of top villa communities in Sharjah.

Al Zahia

Al Zahia is a gated, master-planned community in the Muwaileh Commercial district, built around six themed parks, walking paths and the City Centre Al Zahia mall. The parks include a water park, a sensory park and an adventure park, so your children have somewhere to play within a short walk of home. The community connects directly to Sheikh Mohammed Bin Zayed Road (E311), and Sharjah International Airport is roughly 15 minutes away.

Villas for rent in Al Zahia average AED 187,673 a year, with most between AED 100,000 and AED 340,000 depending on size and finish. Rents vary by cluster: three-bedroom townhouse-style villas in Al Narjis start near AED 130,000 a year, four-bedroom villas in Al Lilac rent for around AED 170,000 to AED 195,000, and the largest five-bedroom villas in Al Yasmeen rent for AED 240,000 to AED 285,000. If you plan to buy, three-bedroom villas average about AED 1.9 million, four-bedroom homes around AED 2.57 million and five-bedroom villas about AED 3.53 million.

For school runs, GEMS Millennium School, American International School of Creative Science, Westminster School and SABIS International School all serve the community, with nurseries such as Al Eman English Nursery, Canadian Montessori Nursery and Crystal Valley Nursery close by. It covers about 2.3 million square metres, with 48% of the land set aside for community facilities, schools and parks. Villas come with covered parking, gas systems and central air conditioning, and Tilal City also allows buyers to purchase land and build their own villa.

Right next to it, Masaar is Arada’s forested community of seven gated neighbourhoods with over 4,000 villas, mansions and townhouses, close to Emirates Road (E611) and planted with more than 50,000 trees. Together, the two areas hold some of Sharjah’s newest villa homes.

Inside Masaar, Reigate Grammar School Masaar, the first branch campus of a UK school in Sharjah, is set to welcome its first pupils in September 2027.

Aljada

Aljada is Arada’s mixed-use community at the junction of the E88 and E311 near Muwaileh, about 10 minutes from Sharjah International Airport. It covers about 2.2 million square metres with around 25,000 homes and 250,000 square metres of green space, and your villa here is minutes from offices, restaurants, a skate park and family entertainment, so you can do most errands without leaving the community.

Villas for rent in Aljada average AED 135,287 a year, ranging from AED 55,000 to AED 160,000. Townhouses rent from AED 85,000 a year and average around AED 151,000. To buy, villas in Aljada average around AED 2.49 million.

SABIS International School Aljada opened in the community in 2021, and Raffles World Academy Sharjah is launching in Aljada for the 2026–27 academic year, starting with Pre-K to Grade 8 before growing into a full all-through school.

Al Badie (Barashi and Hoshi)

If you want more space for your money, Al Badie offers larger villas along Al Dhaid Road, split between two main neighbourhoods. Barashi borders Al Suyoh and is close to University City, while Hoshi offers newer villa clusters with modern designs. Both connect to Emirates Road (E611), and the low-density streets keep the area quieter than central Sharjah.

Villas for rent in Al Badie average about AED 136,300 a year. In Barashi, three-bedroom villas rent for AED 100,000 to AED 130,000 on plots of 2,240 to 4,500 square feet, a softer entry point than Hoshi for similar plot sizes. New off-plan villas in Barashi’s Hayyan community are listed at around AED 3.54 million to AED 3.6 million for four bedrooms and AED 4 million for five.

Nearby schools include Al Amana Private School and Al Shola Private School, and University City’s schools and universities are a short drive away.

Al Rahmaniya

Al Rahmaniya is an established neighbourhood in central Sharjah, next to Sharjah International Airport, known for standalone villas on large plots with private gardens and plenty of parking. It is also home to Sharjah Sustainable City, whose second phase, developed by Shurooq with SEE Holding, adds 1,032 homes, including 944 townhouses and 88 villas.

Renting a Villa in Sharjah: Rules That Protect You

Sharjah’s tenancy law gives you strong protection. Under Law No. 5 of 2024, your landlord cannot raise the rent during the first three years of your tenancy unless you agree to it. After that, increases must reflect fair market value, with at least a two-year gap between each increase and 90 days’ written notice. Your landlord also cannot evict you from a residential property in the first three years except for specific reasons set out in the law.

Your tenancy contract must be registered with Sharjah Municipality within 15 days of signing, and SEWA will not connect your water and electricity without it. Budget for the attestation fee of 4% of the annual rent, with a minimum of AED 500.

Conclusion

Choose Al Zahia or Aljada if a quick drive to Dubai and schools and shops inside the community matter most to you. Choose Tilal City or Masaar for newer villas, green space and the option to build your own. Choose Al Badie for larger villas at lower rent, and Al Rahmaniya for a standalone villa in an established part of the city.
